The site development area was classified as a brownfield site with it previously being used as a colliery. Phase 1 development began in the last quarter of 2022 and completion of all 3 units and associated siteworks was in November 2023.

This development took place on 28.75-acres of the site with future phases planned on the remainder of the 148-acre site. Externally the main spine roads serving the units have dedicated landscaping strips with different species and sizes of trees to both sides of the road creating a boulevard appearance in the industrial estate.

Two of the units are similar in size with the larger third unit varying in size but maintaining a similar appearance. All units include dedicated offices, car parking and service yard areas.

The external envelopes of the buildings were finished in profiled metal cladding sheets using a variation of colours within the grey colour palette with a 6-degree pitched roof.

The roof and external envelope also included strips of translucent panels to allow natural daylight to penetrate the building, and to illuminate the building at night. The development was designed and constructed to BREEAM ‘Excellent’ standards.
