C4 Projects carried out the Architectural and Project Management duties on this prime industrial and logistics development of two speculatively built warehouse/ light industrial units, with associated service yards and bespoke office accommodation.

Located on the prestigious Greenham Business Park within the M4 corridor, adjacent to a site of special scientific interest, this site has excellent links to the South-East, South-West, and the Midlands.

The two building units vary in footprint size to offer different options suitable for a wide range of potential occupiers. The total development Gross Internal Floor Area is 122,750 sqft including the ancillary office space.

The building envelopes are finished in contrasting, but complimentary profiles of metal cladding with a palette of differing greys and silvers, giving a clean and modern appearance. Feature porticos, contrasting cladding to the modern office space, and contrasting corner panels to the warehouse give these units additional interest.

Unit 1 has four level access doors facing the service yard, with the main steel frame extended down to deeper pad foundations to future-proof against the need for the installation of dock levellers and external dock ramp.

The larger Unit 2 has a generous service yard with a large dock ramp down to four dock doors and dock-levellers and two level access doors for warehouse access. Photo-voltaic panels feature on the roof of both units, adding to the sustainable credentials of this development.

The spacious air-conditioned offices were designed with flexibility in mind and, with the introduction of additional ribbon windows at ground floor level, natural light is available to the undercroft of the mezzanine offices.
