The previously vacant 6.9 acre site is located on the outskirts of an industrial estate with a neighbouring golf course and allotments. Construction of this single unit scheme began in February 2023 with completion and handover taking place in December 2023.

The single unit comprises a large open plan office as well as a transport hub office located centrally to the service yard. The service yard includes 30 dock levellers with large canopies over level access service doors. Green roofs were installed to these canopies to satisfy local planning requirements.

The external envelope of the building was finished in profiled metal cladding sheets using a variation of colours within the grey colour palette with a 6-degree pitched roof. The roof included strips of translucent panels to allow natural daylight into the building.

Externally the development has 2 separate vehicular access points for HGVs and cars accessing the service yard and car parking space respectively as well as a footpath adjoining the public footway. The development was designed and constructed to BREEAM ‘Excellent’ standards, and designed to achieve net zero carbon in construction and net zero carbon in operation.
